At Fourturtlesstay.com, we aim to provide a fair and transparent cancellation and refund policy for our vacation rental guests. Because we offer short-term rental accommodations rather than physical products, traditional “returns” do not apply. Instead, this policy governs booking cancellations, refunds, and reservation modifications.

By making a reservation, you agree to the terms outlined below.


2. How to Request a Cancellation

To initiate a cancellation request, guests must:

Cancellation requests are considered effective on the date the written request is received.


3. Standard Cancellation Policy

Guests may receive a 100% refund of the rental amount (excluding non-refundable fees) if cancellation is made at least 14 days before the scheduled check-in date.

⚠️ Partial Refund

If cancellation occurs 7–13 days before check-in, guests may receive a 50% refund of the rental amount.

❌ No Refund

Cancellations made less than 7 days before check-in are non-refundable.


4. Non-Refundable Fees

The following may be non-refundable:

  • Cleaning fees (if already incurred)
  • Payment processing fees
  • Administrative service fees
  • Taxes already remitted to authorities

Any non-refundable components will be clearly indicated at the time of booking.


5. Early Departures & No-Shows

  • Early departures are not eligible for refunds.
  • No-shows (failure to check in without notice) are non-refundable.

6. Reservation Modifications

Requests to change reservation dates are subject to:

  • Availability
  • Potential price differences
  • Administrative fees (if applicable)

Modification requests must be submitted in writing.

We reserve the right to approve or deny modification requests.


7. Host-Initiated Cancellations

If we must cancel your reservation due to:

  • Property damage
  • Unforeseen maintenance issues
  • Safety concerns
  • Legal restrictions
  • Force majeure events

You will receive a full refund of all amounts paid, including applicable fees.

We are not responsible for additional costs such as airfare, transportation, or alternative lodging unless required by law.


8. Force Majeure (Uncontrollable Events)

Refund eligibility for cancellations due to:

  • Natural disasters
  • Government travel restrictions
  • Severe weather
  • Public health emergencies
  • Utility outages

will be evaluated on a case-by-case basis.

We strongly recommend purchasing travel insurance to protect against unexpected disruptions.


9. Property Condition Concerns

If you experience issues upon arrival:

  • Allow reasonable opportunity for us to resolve the issue

Refunds related to property condition will only be considered if we are notified promptly and given the opportunity to address the concern.


10. Refund Processing Timeframes

  • Using the original payment method

Actual processing time may vary depending on your bank or payment provider.


11. Security Deposits

If a security deposit was collected:

  • It will be returned within 7–14 days after check-out,
  • Provided no damage, excessive cleaning, or rule violations occurred.

Deductions, if applicable, will be itemized.


12. Chargebacks & Payment Disputes

Guests agree to contact us directly to resolve refund concerns before initiating a chargeback.

Improper chargebacks may result in:

  • Additional fees
  • Collection actions
  • Future booking restrictions

13. Fairness & Transparency
